A modern apartment building with amenities and ground floor retail to be competitive in today’s market.

Inspiration

Design considerations: The site for this project is mid-block on a quiet street in the Murray Hill Section of Manhattan. Nearby buildings range in height from four floors to twelve. It had to blend in but also maximize the square footage and take advantage of potential views afforded by smaller surrounding buildings.

Design approach: The developer of this new apartment building has brick-making in their family history. We tapped into this background to define the style of the building. We broke up the building mass to make it less imposing on the street, each one reminiscent of a palette of bricks.

The base of the structure is of a scale similar to its immediate neighbors. The upper blocks are arranged according to the setback requirements. Amenity spaces and rooftops neatly fit where the breaks between the stacks occur, creating a unique yet humble look.
